Pre-Lease Pipeline Disclosure
As of the effective date of this disclosure, there are no executed leases, signed letters of intent, or binding commitments from any data center operator for the data center component of the SS069 asset located at 1509 Rapids Drive, Racine, Wisconsin 53404. Three qualified colocation operators are in active, non-binding discussions as of the disclosure date. The status of these discussions may change at any time without notice to website visitors or prospective investors.
All data center NOI projections, IRR calculations incorporating data center revenue, and valuation scenarios premised on data center tenancy are contingent on successful lease execution. The self-storage operation generates verified NOI independently of any data center tenancy. See the NOI floor disclosure in the risk-architecture section.
